Silver Spring, Maryland
Station Square
Overview
Initial Capital Transaction
Moore developed, leased, and managed this 488,000 square foot speculative office complex in Silver Spring, Maryland.
Moore sold the asset, 96% leased, in 2005 for $130 million.
Second Capital Transaction
Moore re-purchased Station Square in 2010 for $75 million. Its physical condition, submarket demand, and occupancy had all deteriorated.
Transformative public area capital improvements and changes to the leasing and property management operations were implemented.
The tenant exodus was reversed, new leasing accelerated, and the project resumed its former market position. Station Square was sold in 2012 for $121 million.
